This is a fulltime position, based in our Manukau Head Office with free carparking.
As the National Development and Asset Manager you will manage Harvey Norman’s property interests through all phases of the property life cycle. This includes overseeing purchase/lease agreements, maintenance records, risk, and insurance portfolios, asset registers, building warrant of fitness and RMA compliance requirements.
Key accountabilities include:
- Representing Harvey Norman for all Freehold and Leasehold transactions across New Zealand.
- Identify freehold & leasehold retail sites suitable for development or acquisition to expand Harvey Norman’s brand presence in the marketplace.
- Ensure Harvey Norman property meets all building statutory requirements for leased and owned assets.
- Build and maintain strong partnerships with longstanding external suppliers & contractors as well as landlords and tenants that occupy space in Harvey Norman’s freehold portfolio.
- Engaging directly with the Global Head of Property and being an active contributor to the overall direction and leadership of the property department.
- Providing leadership and direction to a team of skilled property professionals.
- Prepare annual capital and operating expense budgets and manage these budgets effectively.
- Manage the revaluation of Harvey Norman’s freehold property portfolio in accordance with relevant legislation, accounting practices and corporate policies.
- Develop and implement portfolio strategies, short & long term, that support with delivering the operational requirements of the business and the performance of the Harvey Norman assets.
- Create and deliver property solutions that meet the general operational requirements of the business.
- Complete demographic market research/assessments to assist the business with determining the viability of opening new stores in selected locations.
Our ideal candidate will have the following attributes:
- 10+ years commercial property experience in a related role within a corporate environment.
- 5+ years managing and providing leadership to a team within a high-performance environment.
- A proven record in an executive property role that is responsible for a substantial and diverse national property portfolio.
- An expert in all aspects of the property related contracts, leases, certificates of titles, sales & purchase agreements, building contracts and property financing & negotiations.
- Excellent verbal and written communication skills, as well as exceptional attention to detail.
- Professional Accreditation (ie. PINZ, REINZ, RICS), desirable.
- Understanding of property related financial analysis methodology – DCF, IRR, NPV analysis, desirable.
- Advanced knowledge in Microsoft office, desirable.
